House rules

The applicable rights and responsibilities apply to all residents of this building. We therefore ask that you adhere to these house rules.



1. Rest periods and noise protection


Parties and events are not permitted. Each tenant is responsible for ensuring that avoidable noise is avoided in the apartment, the house, on the terrace, and on the property.

Special consideration is required between 10:00 p.m. and 7:00 a.m. During this time, radios, televisions, loudspeakers, etc., must be operated at a reasonable volume. Quiet hours apply all day on Sundays and public holidays.



2. Security


  • For safety reasons, front doors and patio doors must always be kept closed between 10 p.m. and 6 a.m.
  • Escape routes (house and terrace entrances, stairwells, and hallways) must not be blocked. Strollers, walking aids, and wheelchairs are permitted as long as they do not obstruct the routes.
  • House and patio doors must always be locked so that they cannot be opened from the outside without a key.
  • During the cold season, windows in the basement, attic, and stairwell should be kept closed. All windows should be closed during rain or storms.
  • Gas or water damage – if detected – must be reported immediately to the responsible utility company and the landlord.
  • If you smell gas, do not enter the room with the lights on. Do not operate electrical switches. Open windows and close the main shutoff valve!
  • Charcoal grilling on the balcony is generally not permitted. A grill is available on the terrace.
  • The storage of flammable, highly combustible or strong-smelling substances is prohibited throughout the building!



3. Cleaning


The house and property must be kept clean and tidy at all times. No food scraps, oils, grease, or other materials may be disposed of down drains—especially not in the bathroom, kitchen, or toilet, as this can lead to blockages.



4. Waste disposal


Any waste generated must be disposed of exclusively in the designated garbage bins and containers (these are located outside under the stairs, directly below the entrance door).

Hazardous waste and bulky waste must be disposed of separately in accordance with local regulations and do not belong in household waste bins. Waste must always be properly separated and in accordance with regulations.



5. Ventilation & Smoking


  • The apartment should be ventilated regularly by opening the windows – even in the cold season.
  • Smoking is prohibited throughout the building!
  • Please turn off the air conditioner when not in use and avoid unnecessary operation.



6. Vehicles & Garage


  • Charging electric vehicles is not permitted.
  • The garage must always be kept closed.
  • Oil changes or vehicle repairs are not permitted on the property.
  • When entering and exiting the garage and parking spaces, you must drive at walking pace.
  • Bicycles may only be parked in the garage.



7. Children


Parents or guardians are responsible for their children. Children's need to play must be appropriately considered. However, for safety reasons, children may not be left unattended in the basement, garage, or similar common areas.



8. Pets


Pets are only permitted after prior arrangement. Please ensure that animals are not left unattended in common areas. Any pet-related soiling must be removed immediately by the owner. Dogs are not allowed on the bed to ensure cleanliness and hygiene.



9. Washing regulations


After using the washing machine, it must be left in a clean condition.



10. Commercial use


Commercial use of the property is not permitted. Use for advertising purposes is only permitted after consultation with the owner.



11. Disregard of house rules


Violations of these house rules will result in a warning. In the event of repeated violations, the landlord is entitled to terminate the tenancy without notice.



12. Changes to the house rules


The house rules can be changed or supplemented by the landlord at any time.
